The first thing you should consider before deciding whether to replace your repair your roof is to consider its age. Asphalt shingle roofs tend to last around 20-30 years. If your roof is closing in on being 20 years old and it’s beginning to suffer from leaks and other maintenance issues, you should simply replace the roof. If you repair a roof that is nearing the end of its lifespan, you will end up fixing one repair just to have another pop up in a few months. If your home is missing a few shingles that have blown away in random locations, you may be able to replace the few problem shingles and have a structurally sound, well-maintained roof. However, if your roof is facing water damage, that is a different story. If you are able to easily pinpoint the cause of the leak and patch it, then you don’t need to worry about your replacing your entire roof. However, if the water damage appears to be getting worse and every time you think you’ve addressed the leak the water spot just keeps growing, replace the roof. Water damage can quickly cause extreme damage to your home, so you don’t want to play around with a roof leak.

Finally, repairing or replacing your home’s roof comes down to how long you intend to be in the home. Is your roof missing a few shingles but you plan on staying put for at least a few more years? You can repair the roof and keep your home protected. On the other hand, are you planning on selling your home in the near future? Prospective buyers, whether or not they know that your roof lost a few shingles, will not want to buy a home that hasn’t had a new roof installed in over twenty years. Roof replacements will increase the value of your home and you will see a large return on your investment through resale value, so if you have any thoughts of selling your home in the near future, consider replacing your roof to keep your home properly protected!
